It’s business almost as usual for Lockdown #3
On the 4th January, the prime minister announced England would move to a new national lockdown and to COVID-19 Alert Level 5. This requires people to stay at home, except for limited exceptions which do include moving home.
We are happy the Government wants to keep the market moving safely. 2020 has caused a lot of people to re-evaluate their current home, especially those who were faced with working from home and those without access to outdoor areas. This, coupled with buyers wanting to take advantage of the Stamp Duty Holiday and beat the deadline on changes to the Help to Buy Rules, has seen a huge increase in demand.
What do the guidelines say in summary?
- Homeowners will be able to move homes
- Removal firms and estate agents can operate
- People outside a household or support bubble should not help with moving, unless absolutely necessary
- Construction sites can and should continue
- Tradespeople will be able to enter homes
- Of course, everyone must follow the Government’s Covid safety guidance
What is the current Government guidance on searching for and moving into a new home?
It is important that everyone follows the national guidance on moving home safely, which includes advice on social distancing, letting fresh air in, and wearing a face-covering. These measures were put in place to ensure public safety as much as possible.
They also encourage everyone involved to be as flexible as possible, especially in cases where someone involved in the process becomes ill with COVID-19 or needs to self-isolate.
What does this mean if I want to search for a new home?
In line with government guidance, we are operating a virtual approach to viewings by one of our local Area Geniuses. You must book an appointment and we will send you a link to your viewing where you’ll be taken around the property personally and have all your questions answered.
Where possible, we can arrange an in-person viewing. This must be done while observing very strict guidelines at all times. If two people want to attend the in-person viewing, they must be from the same household or be in a support bubble together.
Can I go back for second or third viewings?
There are no official restrictions. Putting everyone’s health first, we will be minimising in-person contact as much as possible. Any questions we can answer on the phone or virtually we will do so.
Can things change?
Absolutely, the Government could change its guidance and we will adapt our approach and let you know.
