  • There are many things to take into consideration when buying a property and we don’t want to waste your time by showing you properties that don’t fit your requirements. Let’s sit down and run through what is important to you so we can recommend the right place and not lead you on a wild goose chase.

  • We have found that the property you have seen online is often not the one that you end up buying. By getting a better understanding of your search we can ensure that when it comes to viewing, you are seeing relevant properties which tick your boxes.

    The nature of new builds also means that there is, more often then not, nothing to actually view! This is especially true when dealing with new builds which have not yet launched, are still off-plan or are under construction. With the respective developer’s permission, we may be able to exclusively present these developments to you to ensure that you do not miss out on your dream home!

  • Due to the exclusivity of our developments and the fact that most of our developments have not yet launched, we are restricted in terms of what we can and can not send out. Often with new builds, the best apartments are snapped up before the launch event whilst still in the off-plan/under construction phase. If you are happy to wait, then, of course, we can send you details when available.

  • We have built strong relationships with a variety of developers so that we are able to discuss and present select schemes to you before they have officially come to market. We are able to do this through our expertise of not just the new build industry and the individual developments but of our area genius and the services, we offer to make your journey to purchasing your dream home as smooth and hassle-free as possible.

  • The conveyancing timeframe for a new build development is 21 days. This is from the moment your home has been reserved and it is during this time when you apply for your mortgage and go through the legalities. Once the exchange of contracts has taken place then completion typically follows between two to four weeks afterwards – depending of course on when the development is ready.

  • We currently do not deal with shared ownership but do have Help to Buy options available as an alternative.

  • This depends on the developer and particular development. Most developments would have gone through strict planning requirements and have all materials signed off months in advance of construction commencing, so it would be unlikely that major changes would be possible. That being said developers will always try to accommodate the needs of purchasers if possible. One of our area geniuses would be able to advise you on the feasibility of your requests.

  • Purchasing off-plan means buying a property without actually standing inside it. This could also mean buying without a show suite or show home being available.

    Through our expertise, services and materials available, we will do everything possible to make you feel at as much ease when it comes to buying off-plan. As is often the case with new builds, the best apartments are purchased long before the development completes so while buying off-plan may not be ideal, doing so will ensure you do not miss out on your dream home!
