399: Working on a joint venture with a housing association
This development of 183 apartments and townhouses in Colindale, NW9 was a joint venture between private developer U+I and charitable housing association L&Q.
What was our involvement?
This was another development where our involvement early in the development cycle meant we were able to contribute towards pricing strategy and marketing approach. The development went through peaks of activity over the course of two years, with a number of phased releases, and we were able to inject new impetus to sales at various intervals as a result of a marketing campaign focused on the specific needs of the development.
What did we achieve for the developers?
We maintained a strong sales rate through a challenging market and Stone Real Estate was made sole agents after six months based on our performance. We also supported and advised the developers over hurdles such as EWS1 (the External Wall Fire Review) in the face of extremely challenging market conditions.

My experience with Stone was very pleasant. Ellis was very attentive, professional and on time. He answered all my questions, was very knowledgeable on what he was selling and it felt more like a friendly honest chat rather than an aggressive sales pitch. I recommend Stone to everyone.
Professional and friendly service from Laurence Cook who looked after us. He understands and focuses on the most essential parts of our requirements, and make relevant recommendations. Laurence would follow-up diligently but without being pushy. I'd recommend Laurence at Stone Real Estate for anyone looking for a new property.
Very caring and professional team, especially Tom Hilder. They take the time to understand my needs and requirements, and help me to make my decision on one of the biggest purchases in my life! I would highly recommend them for anyone looking for buying a property.
